10 Signs It Might Be Time To Replace Your Roof

Age of the Roof

Is your asphalt shingle roof approaching its 20th birthday? If so, it might be time to think about replacing your roof. Because asphalt shingle roofs tend to last between 20 – 30 years. After that, they become more susceptible to wear and tear from the elements. Additionally, if your roof was installed over an existing layer of shingles, it can decrease its lifespan even further.

However, if you have a tile or slate roof, it can last much longer – between 50 – 100 years. Nevertheless, there comes a time when these types of roofs need to be replaced as well.

Curling Or Buckling Shingles

If you see that your shingles are curling at the edges or buckling, it might be time to replace your roof. This is usually a sign of weathering and could be caused by poor ventilation in your attic, which can lead to moisture buildup. Whatever the reason, curled shingles are clearly past their prime and probably should be replaced.

Missing Or Damaged Shingles

This is an obvious one. If you look at your roof and see that there are shingles missing or damaged, it’s probably time for a replacement. Missing shingles can leave your roof vulnerable to leaks and other damage, so it’s important to address this issue as soon as possible.

Cracked or Bald Shingles

Another clear sign that your roof needs to be replaced is cracked or bald shingles. Over time, shingles can become brittle and break, leaving your roof exposed. Additionally, shingles can also lose their protective granules over time, making them more susceptible to damage from the elements. If you see your shingles starting to shine/reflect light, that’s a sign that the granules have come off, and the shingles are nearing the end of their life.

Granules In Your Gutter

If you are cleaning out your gutters and notice lots of little granules, you may need a new roof. Those granules are from your shingles. Shingles are coated in these protective granules to help protect them from UV rays and other elements. As the shingles age, the granules will start to come off, causing them to become less effective.

Mold is never a good sign and could indicate that you’ve got a leaky roof. As moisture seeps in through cracks or damaged shingles, it can create the perfect environment for mold growth. Mold looks bad and can also cause health problems for you and your family.
