What “Free” Actually Means

We know “free roof inspection” sounds too good to be true.

Every roofing contractor on Earth says “free inspection.” Most of them mean “free chance to sell you a new roof.” We’ve been doing this since 1983 — long enough to know that pushy doesn’t pay. Here’s the deal, in plain English.

  • You don’t pay a dollar.
Not a deposit. Not a trip fee. Not a “diagnostic” charge. Whether your roof needs nothing, a $400 repair, or a full replacement — the inspection itself costs zero.
  • You get a real assessment, not an estimate-in-disguise.
Our tech walks the roof, photographs what they find, and writes up a plain-English report. If everything checks out, we tell you that — and we leave.
  • You’re under zero obligation.
Use our report to get other quotes. File an insurance claim with another contractor. Sit on it for a year. We’ll be here when you’re ready — and if you never come back, that’s fine too.
  • You won’t get pressured afterward.
One follow-up call to confirm you got the report. After that, the next move is yours. No “today only” pricing, no door-knocks, no scare tactics. That’s the whole policy.
When to Schedule

Five reasons homeowners book an inspection.

Find the one that sounds like your week. If none of them do, you probably don’t need us yet — and we’ll tell you that, too.

After a storm

Hail, high winds, or hurricane debris. Damage is often invisible from the ground but obvious from the roof — and insurance windows close faster than people expect.

Visible damage or a leak

Ceiling stains, missing shingles, granules in the gutter, drips during heavy rain. The visible damage is almost never the full story.

Aging roof (15+ years)

Most Gulf Coast roofs reach their last good years between 15 and 25. An honest inspection tells you whether you’ve got two more years left or ten.

Insurance dispute

Claim denied? Adjuster lowballed you? We’ve worked thousands of claims and know how to document what storm damage actually looks like.

Buying or selling

Real estate transactions hinge on the roof’s condition. Get an inspection that goes beyond a general home inspector’s surface check.

What’s Included

A 12-point inspection. Documented and photographed.

Most inspections take 45–60 minutes on site. You don’t need to be home, but most homeowners want to be — so we walk you through everything before we leave.

Exterior & Roof

  • Walk every accessible slope, ridge, and valley
  • Inspect shingle / tile / metal condition and aging
  • Check flashings: chimneys, vents, skylights, walls
  • Examine gutters, downspouts, and drainage
  • Photograph any damage or wear we find
  • Drone capture of hard-to-reach areas (when needed)

Interior & Reporting

  • Attic inspection: ventilation, insulation, daylight gaps
  • Look for water staining, mold, or active leaks
  • Check decking for soft spots or rot
  • Identify storm or hail damage relevant to claims
  • Plain-English written report with photos
  • Verbal walk-through of findings before we leave

Honest note: If your roof is wet, snow-covered, or two stories of slate or clay tile on a 12/12 pitch, we’ll reschedule for safe conditions. We don’t risk our crews and we don’t fake it.

The M&M Three-Part Promise

Inspection → Project → Lifetime warranty.

One contractor for the whole arc. The same crew that inspected your roof can be the one warrantying it 25 years from now.

01Inspection

Honest assessment, zero pressure

We walk your roof, document what we find, and give you a plain-English report. If it needs nothing, we say so. If it needs work, we explain exactly what — and what can wait.

Always free
02Project

Repair or replace — done right

When work is needed, you get a fixed quote with line-items in language you can read. We pull permits, protect your landscaping, and clean the site daily. No surprises, no upsells.

Quoted up front
03Warranty

Lifetime labor warranty

Every M&M replacement carries a lifetime labor warranty plus the manufacturer’s material coverage. One phone call to a local office gets it serviced.

Backed for life
Why M&M

Six reasons homeowners trust us with the inspection.

We’re a 43-year-old contractor that survived this long because we didn’t burn bridges. Here’s the proof.

43Years
Locally rooted

A 43-year-old Gulf Coast contractor

Founded in 1983. We’ve inspected roofs through Alicia, Rita, Ike, Harvey, and Beryl. We’re not a storm-chaser who shows up after a hurricane — we live here.

Labor warranty

Lifetime labor, not just materials

Most contractors warranty materials only. We warranty our workmanship for as long as you own the home — and it’s serviceable at any of our six offices.

Manufacturer-certified, top tier

GAF Master Elite (top 2% of US roofers), President’s Club (top 3%), and Owens Corning Preferred. The certifications let us offer enhanced manufacturer warranties.

Storm Damage & Insurance

If a storm hit, the clock is already running. We can help.

Insurance carriers have strict windows for filing wind and hail claims — and the longer you wait, the easier it is for them to attribute the damage to “wear and tear.” If you suspect storm damage, get it documented now. Filing the claim is your choice.

  • We document damage the way adjusters want it documented.Photos, measurements, hail-impact diagrams, and a written summary that matches the claim-form vocabulary. It speeds up the process and shrinks the back-and-forth.
  • We’ll meet the adjuster at your house.Free of charge, no commitment to use us for the work. A second professional set of eyes on your roof during the inspection often gets damage approved that would otherwise get missed.
  • We’ve handled thousands of Gulf Coast claims since 1983.Harvey, Ike, Beryl, hail seasons every spring. We know which insurers move fast, which drag their feet, and how to keep yours moving.

Common Questions

Ten things people ask before booking.

If your question isn’t here, call us at (800) 352-3933 — Mon–Fri, 8a–5p. A real person picks up.

Is the inspection really free? What’s the catch?
Really free. No deposit, no trip fee, no diagnostic charge. The only “catch” is that we hope you’ll think of us when you eventually need work done. We’ve been doing this since 1983 — long enough to know that pressuring people on a $20,000 decision is the fastest way to lose them forever.
How long does the inspection take?
Most residential inspections run 45 to 60 minutes on site. We walk the roof, check the attic if accessible, photograph our findings, and walk you through everything before we leave. The written report follows within 24 to 48 hours.
How fast can you come out?
We aim for 24 to 72 hours from the time you book. After a major storm event, demand spikes — we still try to keep within that window but may schedule out to a week. We’ll be honest with you about timing when we confirm the appointment.
Do I need to be home for the inspection?
No, but most homeowners want to be. If you can, plan on the last 15 minutes — that’s the walk-through. If you can’t be there, we’ll send a recorded summary by phone or email instead.
Will you pressure me to buy a new roof?
No. One follow-up call to confirm you got the report, and that’s it. Our policy is plain: if your roof doesn’t need work, we tell you that and we leave. The most common outcome of an M&M inspection is a clean bill of health — we just want to be the people you call when something does come up.
What if my insurance is involved?
We’ve documented thousands of claims for Gulf Coast homeowners. We’ll prepare photos, measurements, and a written summary that matches insurance-claim vocabulary — and we’ll meet your adjuster on the roof, at no cost and with no obligation to use us for the repair. A second set of professional eyes often gets damage approved that would otherwise get missed.
What kinds of roofs do you inspect?
Asphalt shingle, tile (concrete or clay), standing-seam metal, modified bitumen, TPO, and most other residential and commercial systems. If we get on site and something’s outside our wheelhouse, we’ll tell you who to call instead.
Will you climb my roof safely?
Yes, in safe conditions. If your roof is wet, snow-covered, or a steep pitch above two stories, we’ll either reschedule or use a drone for the steep sections. We don’t risk our crews and we don’t fake an inspection from the ground.
What ZIP codes do you cover?
All of greater Houston, San Antonio, Austin, Beaumont, Seabrook / Clear Lake, and Lake Charles, LA — including most suburbs and surrounding counties. Drop your ZIP in the form and we’ll confirm right away. If we don’t service your area, we’ll tell you and recommend a contractor we trust who does.
Why should I trust M&M over a national chain?
We’re a contractor with six local offices across Texas and Louisiana, founded in 1983. We’ve weathered every Gulf Coast hurricane since Alicia. Our techs live in the markets they inspect. Our warranty is honored by the same crews that installed your roof. We can’t disappear because we’ve been here for 43 years and our reputation is the whole asset.
Ready When You Are

Book the inspection. Use the report however you want.

Whether you use M&M for the work or someone else, you’ll walk away with an honest, documented picture of your roof. That’s the whole deal. No obligation, no spam, no pressure afterward.
